Is a property price of $400,000 enough by itself?
No. The advertised price or the figure shown in a project brochure should not, by itself, be treated as sufficient evidence that a transaction satisfies the real estate investment requirement for Turkish citizenship.
Current official guidance requires the relevant transaction values to satisfy the applicable threshold. This involves the amount declared in the official deed or preliminary contract for sale, the relevant transfers or payments and confirmation of the required values through the TTB process.
The advertised price is not the final test
If a property is marketed at USD 430,000, that does not automatically mean that USD 430,000 will be accepted as the qualifying real estate investment amount for citizenship purposes. The transaction must be evaluated according to the applicable documents, values and official procedures.
For this reason, when Turkish citizenship is one of your objectives, it is prudent to review the specific unit and transaction structure before paying a large deposit or completing major payments.
What is the difference between sale price, appraisal, TTB and payments?

A larger pricing margin can sometimes reduce threshold-related risk, but the purchase decision should still be based on the property's actual investment quality rather than simply attempting to exceed a legal minimum.

How long is TTB valid?
According to current official information, the general validity period of TTB is six months from the date of issue. The period between the TTB and the application for the transaction involving citizenship acquisition should generally not exceed six months.
Official guidance also contains specific rules concerning the continuation of the certificate's validity after a transaction has entered the formal process. For that reason, the rule should not be simplified to mean that every transaction automatically becomes invalid exactly six months later.
It is therefore sensible to coordinate the timing of the appraisal and TTB with the remaining title-deed and citizenship-related steps rather than obtaining the documentation unnecessarily early.
Can more than one property be used to reach $400,000?
According to the current official FAQ, more than one immovable property may be used in transactions involving acquisition by sale, provided that the required aggregate value and the applicable transaction conditions are satisfied.
Transactions based on a promise of sale are subject to different procedural rules, so the rules applying to a completed property sale should not automatically be assumed to apply to every transaction structure.
If your investment plan involves purchasing multiple units, the complete transaction structure should be reviewed before major payments are made.
Does every property purchase by a foreign buyer require TTB?
No. TTB is associated with determining the investment amount in real estate transactions used for acquiring Turkish citizenship. It should not be confused with an ordinary market-price review or with every real estate purchase by a foreign buyer.
Current official guidance states that the general appraisal-report requirement for real estate acquisitions by foreign natural persons was abolished, while the TTB process applies to acquisitions carried out for citizenship purposes.

Even before the formal appraisal stage, several factors should be reviewed to understand whether an asking price appears reasonable:

- building age and project condition,
- floor, orientation and view,
- transport connections and proximity to employment centers,
- prices of comparable properties and projects,
- realistic rental income expectations,
- site-management and operating costs,
- future resale liquidity.
Good investment analysis does not ask only, “Can this property be used for citizenship?” It should also ask, “Is this property worth the price being paid?”

- Relying only on the advertised price: the marketing price alone does not determine the accepted investment amount.
- Paying a large deposit before reviewing the transaction: the property, unit and procedural structure should be understood before making a substantial financial commitment.
